Any use after the aforementioned amount will be deducted from your security deposit. The tenant is obliged to use the rented property properly and to leave the rented property in good condition, neat and tidy. The tenant is liable for damage to the rented property, including damage to or loss of (part of) the inventory, caused during the rental period, unless the tenant can demonstrate that the damage cannot be attributed to him, his family members, or guests. The amount that is paid out under any insurance will be deducted from the damage amount. The landlord is obliged to make the rented property available to the renter/intermediary in good condition on the agreed date and time. If the landlord and intermediary fail to fulfill their obligations, the tenant has the right to demand fulfillment and/or compensation. If the breach of contract gives sufficient cause to do so, the tenant has the right to dissolve the agreement without the intervention of a court. If the tenant wishes to make use of this right, he must immediately inform the intermediary in writing and with reasons. In that case, the intermediary will immediately repay all or part of the rental price, depending on the nature and duration of the breach of contract. The tenant reserves the right to compensation. The costs of normal maintenance and repair of defects are at the expense of the landlord. If defects occur, the tenant must immediately notify the intermediary and follow his instructions as much as possible. Any costs incurred by the tenant in this regard will be reimbursed to the tenant by the landlord on submission of specified invoices. Stone Fence is not liable/responsible for any injury, damage loss of private goods, or accidents* that occur on the property.*Usage of the pool, parking lot, stairways, and tower, or any other feature of the property is at your own risk. There shall not be smoking inside the home. Extra cleaning fees to remove odor and stains may be applied. No dirty shoes inside, please. No animals are allowed. Keep the studio clean at all times, cleaning fees may apply if we find the studio to be dirty during checkout. Please do not rearrange our furniture. If you would like to host an event (i.e. wedding, graduation, or party), please ask us about it first. We'll automatically waiver the surplus amount of guests ( ƒ29.75 per person) from the security deposit (borg), in case that guests have more birthday party visitors over than previously specified by the guest during booking. We do not accept more than 25 visitors per group. Exceeding this amount will result in a penalty from your security deposit (borg). If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges, and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.  If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
